Buying Tips
Buying a house will probably be the largest and most important purchase decision you make.
Here are some tips that may help you with this process.
- Speak with your bank or mortgage broker to determine your budget level.
- Make a short list of the areas that will meet your specific needs.
- Research sales in those areas and attend any auctions of properties to help you establish current values. Any one of our sales consultants will be happy to give you additional advice.
- When you find a property that suits your requirements, ask the agent for sales statistics for similar properties in the area. If the property is to be auctioned/tendered ask for a copy of the agreement and the title to be sent to your solicitor for approval.
- We recommend that you arrange a building inspection to make you aware of any defects or problems, and also research the council records for any property you wish to buy.
- We also recommend that you organise for an independent valuation report.
- Prior to settlement day, you may request a pre-settlement inspection to ensure the property is in the same condition as when you last inspected it and that all chattels as listed in the contract remain on the premises.
